Your First Week

Four Things to Do First

Complete these steps in your first week and you'll be fully set up as a Rainbow Springs resident.

Right after closing

Bring your closing paperwork to the RSPOA office to get your Resident ID Card — a photo is taken on-site, and the card is your key to all community amenities.

Ownership transfer timing: Please allow 7-10 business days after closing for ownership to be transferred in our records. If a closing check is required to clear the prior owner's balance, the transfer is not completed until that check has cleared, which may extend this timeframe.

    Register on VineConnect

    Register on VineConnect (vinemgmt.cincwebaxis.com/rspoa) to pay dues, view documents, and submit requests.

    Update Your Records

    Email or call the office to update your contact info, emergency contacts, and any vehicles you want gate-registered.

    Get Your Resident ID Card

    Bring your closing paperwork to the RSPOA office to get your Resident ID Card — a photo is taken on-site, and the card is required for pool, community center, and riverfront park access.

Common Forms

The two most-used forms for new owners — submit on VineConnect, or request a printable copy from the office.

  • Architectural Review

    ACB Request Form

    Required before any exterior change — paint, fences, sheds, additions, landscaping, roof, driveway. The ACB has up to 45 days from a complete submission to communicate a decision.

  • New Owner Welcome

    Welcome Package

    Community map, key contacts, amenity info, and an ACB summary — everything new owners need in their first week.

  • Assessments

    POA assessments are annual, due January 1. Pay online through VineConnect (card, ACH, or autopay) or mail a check payable to Rainbow Springs Property Owners Association to PO Box 22413, Tampa, FL 33622.

  • Amenities & ID Cards

    Resident ID cards are required for pool, community center, riverfront park, and all amenities. Bring closing paperwork to the RSPOA office — a photo is taken on-site. Every resident 18 and older needs their own card.

  • ACB Approval Required

    Any exterior changes — paint, fences, sheds, additions, landscaping, roof, or driveway — require ACB (Architectural Control Board) approval before any work begins. Submit through VineConnect. No exceptions.

  • Board Meetings

    Board meetings are held at the community center and are open to all owners. The Board of Directors generally meets on the third Wednesday of the month and the ACB on the first and third Tuesdays; schedules can change and are formally noticed in advance. Confirmed dates, agendas, and minutes are posted on VineConnect and on the Board Meetings page.

  • Trash & Utilities

    Trash is not a POA service — unincorporated Marion County has no curbside pickup, so owners contract a private hauler. Water and sewer are through FGUA, electric through Duke Energy, and cable/internet through Xfinity or Spectrum where available. See the Utility Providers list below for websites.

  • Rentals

    RSPOA does not restrict renting your home — there are no minimum lease terms, rental caps, or short-term-rental bans. If you rent, you may transfer your amenity access to your tenant by completing the transfer process through the RSPOA office.

Setting up a new home in Rainbow Springs. These are the providers serving the area — confirm availability for your specific address, as coverage can vary by street.

Trash & Recycling

Electric

  • Duke Energy

    Serves parts of the Rainbow Springs area.

  • SECO Energy

    Member-owned cooperative serving parts of the Dunnellon / Marion County area. Which company serves you depends on your address — check a recent bill or ask a neighbor.

Water & Sewer

  • Florida Governmental Utility Authority (FGUA)

    Central water and sewer for much of Rainbow Springs. Some properties — especially larger or estate lots — are instead on a private well for water and a septic system for sewer, with no monthly FGUA bill for that service.

  • Southwest Florida Water Management District (SWFWMD)

    Regulator, not a service provider: SWFWMD oversees the Rainbow River springshed, sets lawn-watering day and time restrictions, and permits new wells. See WaterMatters.org for the current watering schedule.

Propane & Gas

Cable & Internet

  • Xfinity

    Comcast cable internet and TV; the most widely used provider in the community.

  • Spectrum

    Cable internet and TV; availability varies by address — not all sections have cable service.

  • AT&T

    Fiber in parts of the area, plus DSL elsewhere; check availability by address.

  • Brightspeed

    DSL and fiber (formerly CenturyLink); availability varies by address.

  • Starlink

    Satellite internet available anywhere with a clear view of the sky — a common option where wired service does not reach.

Wired service does not reach every part of Rainbow Springs, and availability varies street to street — confirm at your exact address. Where cable and fiber do not reach, options include 5G home internet (T-Mobile or Verizon), other satellite internet (Hughesnet or Viasat), and satellite television (DirecTV or DISH).
